3 Terms and Definitions
For the purposes of this standard, the terms and definitions specified in GB/T 14107 and those listed below apply.
3.1 Exterior inspection
Inspection for visual properties of building fire equipment.
3.2 Test
Test inspection for the functions of various building fire equipment according to relevant standards.
4 General
4.1 Maintenance management for building fire equipment includes watchkeeping, exterior inspection, test, repair, maintenance and filing.
4.2 Property owner of building or the building fire equipment manager entrusted by it shall define the jurisdictional department and management personnel of maintenance management for building fire equipment and their responsibilities; it shall also establish watchkeeping, exterior inspection, test, repair, maintenance and filing systems for building fire equipment to guarantee the normal operation of such equipment.
4.3 For a building with more than two property owners and users, the maintenance management obligations of the building fire equipment shall be defined, unified management shall be carried out for building fire equipment, and respective rights and obligations shall be stipulated by contract. Where unified management is entrusted to units like tenement, such units shall, in strict accordance with the contract provisions, perform maintenance management responsibilities for building fire equipment, establish watchkeeping, exterior inspection, test, repair, maintenance and filing systems, and guarantee the normal operation of building fire equipment in management area.
4.4 The maintenance management unit of building fire equipment shall sign fire equipment repair and maintenance contracts with units like the fire equipment manufacturer, constructor and installer which are capable for repair and maintenance. The maintenance management unit, where possessing repair and maintenance capacity, shall define the function department and personnel of repair and maintenance.
